Most HOAs will approve these because they are considered non-permanent structures. So if they approve a shed they’ll most likely approve this.
We can also provide a submission packet for you to submit to your HOA, which includes: a cover letter, building overview, and renderings to help expedite the approval process.
We partner with a local logistics company who will deliver your suite via a flatbed trailer. They will then use a specialized Mule forklift designed for modular structures like this to gently move it into place. We also have a certified crane operator on the team if needed for “hard to reach” yards.
Yes. Our suites are fully relocatable by crane, forklift or flatbed. So if you ever relocate to a new home you can take it with you if you choose.
Each JTB unit is built in Texas.
Our units are built with wood frame construction, spray foamed insulated, and covered by quality drywall interior. They also feature LED recessed lights on dimmers, french doors with built-in blinds, a wood porch, an electric fireplace, a ceiling fan, a built-in coffee bar with mini-fridge, waterproof flooring, a mini-split system (heating & cooling), and a 100-amp breaker box.

No. Our units are built to sit on a flat surface or level gravel pad.
You can either upload a video of your property showing the path from the street to the installation site or we can also visit in-person if necessary.
The unit requires a hardwired 50-amp electrical connection.
You electrician will need to install a service pedestal and returns after delivery to complete the final connection.
(We can provide this service if needed as an upgrade)
During electrical preparation, your electrician can run a CAT-8 Ethernet cable (or the latest available standard) to the installation location.
You can also have the JTB team do this as an optional upgrade which we can discuss on the phone.
Our delivery team uses a specialized Mule forklift designed for modular structures. We transport the unit using a flatbed truck and then deliver it using the Mule forklift to your backyard.
If it’s a difficult to reach site, we do have a crane operator on our team who places it (additional charges apply).
Yes. If you end up selling your home you can take your office with you!
You can either take it with you or include it as part of the purchase.
